Because realistic pricing from day one is not about “going cheap”. It is about entering the market at a level that creates interest, viewings, offers & momentum. The property market is not daft. If a home looks underpriced, buyers notice. If it looks overpriced, buyers notice that too, then they quietly move on.
Let me share with four interest stats when it comes to selling your home.
1. Only 53.5% of UK homes that have come onto market in the last 3 years have ended up selling, with the remaining 46.5% withdrawing off the market, unsold.
2. Homes that sell within 25 days have a 19 out of 20 chance of making it through to exchange and completion (ie you move home). Wait 100 days to find a buyer, and that drops to 11 out of 20.
3. 41.8% of UK homes sell within the first 4 weeks. 61.7% sell with 8 weeks.
4. If a UK home has not sold by week 12, its chance of selling is just 14.5%.
That is the point.
The first few weeks matter.
The right price, the right marketing, the right agent and no unnecessarily long sole agency agreement can make all the difference.
Realistic pricing is not weakness. It is strategy.
