The Renters’ Rights Act: Important Dates Leicester Landlords Must Know

Big rental property rule changes are on their way in 2026 – make a note of these key dates below.

January 2026

New investigatory powers for local authorities are in force. (Commenced on 27 December 2025)

April 2026 (expected)

A government publicity campaign around the Renters’ Rights Act is expected to run to inform tenants about the new rules and their rights.

From May 2026 (expected)

Phase one of the Renters’ Rights Act is expected to begin. Key changes are expected to include the end of fixed-term tenancies, new eviction rules, new rent-increase rules, and other tenant protections.

From Autumn 2026 onwards (expected)

The Private Rented Sector Database and the Private Rented Sector Landlord Ombudsman are planned to be introduced. Future Landlords will be required to comply with a new Decent Homes Standard and Awaab’s Law, although these changes are likely to be several years away.
