Seven steps to finding the right tenant &

MAXIMISING YOUR RENTAL RETURN

To help find the right tenant for your investment, as well as maximise the rental returns, we have identified seven key steps

To Let Board

Have a 'To Let; board at the property to attract potential tenants that are looking in the area. Neighbours, friends & family will alert them about the potential home that has become available

Presentation

Ensure the property is clean and presented like it could be a home for tenants. Any garden areas should be well maintained, carpets clean etc.

Professional Photographs

High-quality photographs will attract the right tenants to your property. Make sure the property has exceptional photography so it makes the strongest impact when it is displayed to potential tenants

Maximum Exposure

Make sure your property is going to be listed on our website, Rightmove, Zoopla and social media platforms to find that right tenant.

Viewings

Let your agent work for you in showing tenants round the property. They can meet with suitable tenants so it does not inconvenience you, taking you away from the working day or family time. They are likely to get more honest feedback on what tenants think about your property and can also negotiate to achieve the optimum rent.

Awaiting Tenants

Your Letting Agent should have a list of pre-qualified tenants waiting and looking for properties like yours. Before giving the go-ahead to any Letting Agent, ask them how many tenants they have looking for a property like yours, and be prepared to test them to make sure those potential tenants really exist.

Listen

Once tenants have started looking at your property, a good agent will provide feedback on how the viewing went and what the tenant thought. This will give you an opportunity to make any adjustments to the property should a common piece of feedback appear so it does not discourage future tenants from looking at your property and potentially renting it.
