The Tenancy Process

01. Viewing Properties Remotely

To help you find the perfect home in the suitable timeframe, most of our properties have virtual tours available. This allows you to view the home at a time that suits you, from anywhere.

02. Affordability & Checks

Finding the right home for you also means ensuring its affordability and suitability for you, which are equally important prior to physically viewing a property. By completing a short online questionnaire, we can ensure you meet the relevant criteria to rent the property.

03. Physical Viewing

Once you are happy with the property based on the online viewing and your initial affordability checks have been completed, you’ll undertake a physical viewing of the property as a final check to ensure you are happy with the home.

04. Credit Checks & References

Once the landlord has confirmed they are happy to proceed with your application, a holding deposit will be taken and your full application will be processed including credit checks, right to rent checks and previous landlord references.

05. Deposit & Rent

Once all of your references have been completed you will be required to pay the full deposit together with the first month’s rent in advance.

06. Key Collection

Once you have signed the tenancy agreement, a time and date will be agreed for you to collect the keys to your new home!

Rental Costs Explained

We ensure we are transparent with our fees to ensure you know exactly what you must budget for when renting a property. 

 

holding Deposit

A holding deposit of one week's rent is taken to reserve the property. If you pass the referencing checks, this is offset against the first month's rent.

Deposit

Security deposits are paid once you have passed the full referencing checks. The deposit is equal to five weeks' rent.

Rent

The first month's rent is paid when agreeing to your tenancy. Don't forget the holding deposit will contribute to the first month's rent.

Permitted Payments

There may be additional fees if you decide to change the tenancy part way through or wish to leave earlier than expected. Here is a summary of permitted payments. Further information is in our tenancy agreement.

Before the tenancy starts (payable to the Agent): 
Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent

During the tenancy (payable to the Agent): 
Payment of £50 if you want to change the tenancy agreement.
Payment of £20 for the reasonably incurred costs for the loss of keys, plus the cost of any security device required, such as garage fob, key fob, communal fob/security key.
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

During the tenancy (payable to the provider), if permitted and applicable: 

Utilities: gas, electricity, water
Communications: telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax

Other permitted payments
Any other permitted payments, not included above under the relevant legislation, including contractual damages.
